Full Description

Smithy House dates back to the 1700s and has retained much of its traditional charm and character. It is set in the old part of Stainton on the village green. Smithy House has its own mature gardens and is ideal for those looking for a retreat away from the madding crowds but within easy reach of the many activities Cumbria has to offer.It is beautifully furnished and is a comfortable base to explore the Lake District.

The house is gas centrally heated and comprises, lounge with digital TV,DVD player.Hi-fi, log burning stove and bed settee for two extra guests. Dining/kitchen with gas Esse range cooker, fridge/freezer and microwave. The utility room has washer/drier and dishwasher. Master double bedroom with King size oak bedroom and en-suite bathroom with cast iron slipper bath, hand basin and WC.

First floor has a twin bedroom with built in wardrobe. The double bedroom has a four poster mahogany bed and matching wardrobe, superb buit in shower and hand basin. The bathroom has a shower, hand basin and WC.

Stainton is ideally placed to enjoy the Northern Lake District and the Eden Valley being only 3.5 miles from Pooley Bridge and Lake Ullswater.

Penrith a market town is only 10 minutes away, here there are a variety of shops, restaurants, supermarkets, pubs and a large open air Saturday market. There are superb opportunities for mountain and road cycling. The owner has left a mountain bike in the shed for your use and suggests the ride to Mungrisedale, Pooley Bridge or off road along the old coach road to Keswick.

Walkers can attemp local walks, there is a lovely walk to the village of Dacre which has a pub. Serious walkers can attempt Blencathra and Helvelyn which are only a short car drive away.

Stainton has a village pub, hotel,post office,local farm shop and a church and the Rheged Discovery Centre is within walking ditance.

Terms & Conditions

A deposit of £100 is required at the time of booking, if this is not received within 7 days of the booking the cottage will be re-let. The balance is due eight weeks before commencement of the holiday. If this is not received by the due date your holiday will be cancelled, your deposit will not be refunded.

Your cottage will be ready at 3.00 p.m. on date of arrival and the departure time is 10.00 a.m. To comply with fire and safety regulations no more than 8 people are allowed to use or sleep in the cottage. If there are more than 8 people using the cottage this will result in the immediate loss of your holiday.

The cottage may only be used by the people listed on the booking form, the hirer must sign the form, the hirer is responsible for the whole party.

The cottage is intended for family and adult holidays. The hirer must be over the age of 21 years old, no couples or groups under the age of 21 whether single sex or mixed are allowed to hire the cottage. If this rule is broken this may result in the immediate loss of your holiday. Also no all-young male or all-young female groups are allowed to hire the cottage.



I understand that people love to bring pets with them on holiday as they are part of the family. As pets may cause people to have allergic reactions, babies and young children being at the most risk, we have decided that, No pets are allowed in the cottage at any time.



For the reasons of hygiene and the comfort of other guests could you please not smoke in the cottage..



Your holiday price includes gas, electric, linen, towels and logs.


I recommend that you take out holiday insurance as we do not accept any liability for injury, loss or damage suffered by you or any other member of the party, your insurance should cover you for cancellations, losses, illness, accidents etc.

If the cottage is left in an untidy and dirty condition you agree to pay an additional cost of £50 to cover the cleaning cost. Could you please leave the cottage tidy and clean. If any accidents occur could you please replace the item if it is small, please inform us of any large items that are damaged before the end of the stay so that we can arrange for a replacement. You agree to pay for all damaged property.

Cancellation

Any cancellations must be made in writing, if you telephone us with a cancellation a letter is also required. I strongly recommend that you forward your letter by recorded post, as further losses may be enforced.

The following charges will apply if you cancel your holiday.
